The industry

Mortgage brokers in numbers

  1. 9,792

loan broker locations with paid employees, down 10.6% from 10,957 in 2022.

Lenders

The lender side: HMDA data

Brokers place loans with lenders. Lenders report their mortgage activity under the Home Mortgage Disclosure Act (HMDA), so these counts are lenders, not brokers.

  1. 4,898

HMDA filers reported mortgage data for 2024, according to the CFPB (approximately).

    2024CFPB, HMDA 2024 [6]

  2. 5,113

institutions reported for 2023, with 10 million applications, down from 14.3 million in 2022. 7.7 million of them were closed-end.

    2023FFIEC, HMDA 2023 [4]

  3. 63.1%

of closed-end home purchase loans came from non-depository, independent mortgage companies, up from 60.2% in 2022.

Workers & licensing

Loan officers, pay and licensing

BLS counts loan officers across all loan types, not only mortgage loan originators. Mortgage loan originator licensing runs through the states and NMLS; Virginia publishes its own yearly count.

jobs as loan officers, with employment projected to grow 1% from 2025 to 2035.

    2025BLS, Occupational Outlook Handbook [5]

How we built this page

  • Only official or primary sources: federal agencies and the original publisher of a survey.
  • Numbers StrideRank worked out from a source, such as shares, changes and pay per employee, are labeled “StrideRank calculation”.
  • Survey results are labeled as surveys, with the publisher and year.

Left out on purpose

  • A national NMLS count of licensed loan originators, until we can read the report itself.
  • Loan originator counts from trade press, because they are second-hand figures.
  • Market-size figures from paid research firms, because their methods cannot be checked.
